Move-In and Move-Out Cleaning in London
Cleaning is the single most common cause of tenancy deposit disputes in the UK: it featured in 54% of cases adjudicated by the Tenancy Deposit Scheme in 2024–25, ahead of damage and redecoration. Almost all of it is avoidable.
What is covered
Kitchen
- Oven, hob, extractor and filters; grill pan, shelves, runners and door glass
- Refrigerator and freezer defrosted, cleaned, seals included
- Washing machine and dishwasher: drawers, seals, filters
- Every cupboard and drawer, inside and out, including the tops of units
- Behind and beneath freestanding appliances
- Sink, waste, taps and splashbacks fully descaled

- Full descale of all sanitary ware, screens, tiling, taps and shower heads
- Grout and sealant cleaned; extractor vents and cabinet interiors

Where the check-in report records the property as professionally cleaned, we clean to that standard and provide a dated record of what was done. Where it does not, we clean to ours and say so.
Working against the report
Send us the check-in report before we attend. It is the document a deposit dispute is decided on, and cleaning without it is cleaning blind. The standard that matters is the property's condition at the start of the tenancy, not a general notion of clean.
We attend once the property is empty of belongings. We cannot clean inside a cupboard that is full, and a clean carried out around furniture and boxes is the commonest reason a property fails its check-out.
You receive a dated written record of what was done, room by room. If a check-out report subsequently queries the cleaning, we will return to address anything legitimately within our scope. Where a mark is damage or wear rather than dirt, we will say so in writing, which is frequently the more useful outcome.
Where deposits are actually lost
In our experience the same half-dozen items account for most of it, and none of them are the obvious ones.
Oven interiors, and specifically the door glass and the runners, which are the first thing a check-out clerk opens. Extractor filters, rarely cleaned during a tenancy and immediately visible. Limescale on shower screens and taps, which in London builds faster than tenants expect and is read as neglect rather than as water chemistry. The tops of kitchen units and door frames, above eye level for most people and at eye level for a clerk with a ladder. Window tracks and runners. Behind and beneath white goods.
We work to that list first and the rest of the property second, because that is where the money is.
On descaling we use the same controlled method as a deep clean, with stone isolated and protected first. A great many rental properties in our areas have stone bathrooms, and an end-of-tenancy clean that etches a marble vanity has cost the tenant considerably more than the deposit it was protecting.
Who this is for
Tenants at the end of a tenancy. Where the deposit is the point and the check-in report is the measure.
Landlords and managing agents between lets. Where turnaround time matters as much as standard, and Bayswater & Paddington is our busiest area for it.
Buyers before completion. Cleaning an empty property before furniture arrives is far more thorough and considerably cheaper than cleaning around it afterwards.
Sellers before marketing. Usually better served by a deep clean, and we will tell you which you need.
Serviced and short-let apartments. On a turnover schedule rather than a one-off basis.

Common questions
Will this clean guarantee my deposit back?
No cleaning company can promise that, and any that does is misleading you: a deposit can be withheld for damage, wear or rent as well as cleaning. What we do is clean against your check-in report and give you a dated written record, which is what an adjudicator actually looks at.
Do you need the property to be empty?
Yes. We cannot clean inside a cupboard that is full, and cleaning around furniture and boxes is the commonest reason a property fails its check-out.
What if the check-out report queries the cleaning?
We will return to address anything legitimately within our scope. Where a mark is damage or wear rather than dirt, we will say so in writing.
Is carpet cleaning included?
Carpets are vacuumed throughout as standard. Extraction cleaning is quoted separately, and we will tell you whether your check-in report actually requires it.
How far in advance should I book?
As early as you have a date. Tenancy ends cluster around month ends, and the last week of a month is the hardest to accommodate at short notice.
