Where we work in Bayswater

Our Bayswater round covers the garden squares and the terraces around them: Leinster Square, Princes Square, Kensington Gardens Square and Garway Road, down to Westbourne Grove and across to Queensway. We work the mansion flats on Porchester Terrace and the upper-floor conversions along Bayswater Road.

Most of what we clean here is a flat in a building that used to be a house. Three to eight dwellings behind one front door, a communal hall and stair that belong to everybody, and original features surviving unevenly from one floor to the next.

What makes Bayswater different to clean

The hall is the constraint, not the parking. Equipment stays inside the flat rather than on the communal stair, and we agree in advance what may be brought through the communal hall and when. It is the commonest source of friction in W2 and it is entirely avoidable.

Original and replacement surfaces sit side by side. A conversion typically has the original cornice and joinery in the front rooms and a fitted kitchen and bathroom from whichever decade the last refurbishment happened in. The two want different products, and the checklist records which is which.

Lateral splits create odd rooms. A flat carved out of a staircase landing or a former drawing room often has a half-height window, a sealed-off door or a cupboard that was once a passage. Those are the places dust gathers and the places a general idea of clean misses.

Access, parking and keys

Bayswater sits outside the Congestion Charge zone, whose western boundary runs along the Edgware Road. It is inside the ULEZ, like everywhere in London. Parking is Westminster controlled, Monday to Saturday, 8:30am to 6:30pm.

Most visits here are on foot or by a single drop. Queensway and Westbourne Grove are difficult to stop on at almost any hour, and the garden squares are permit-only throughout the controlled period.

Where a building has a porter, we agree access through them in writing before the first visit. Where it does not, and you would prefer us to hold keys, we can.
