Where we work in Pimlico

Our Pimlico round covers the garden squares and the terraces between them: Warwick Square, Eccleston Square and St George's Square, out along Cambridge Street, Denbigh Street and Lupus Street, and down to the river at Grosvenor Road.

Almost all of it is a flat in a converted terrace, with a smaller number of whole houses near the squares and a quantity of purpose-built flats towards the river. The conversions follow a pattern: lower ground, raised ground with the tall windows, and two or three floors above.

What makes Pimlico different to clean

The lower-ground flat is the characteristic job here. Below pavement level, lit from a front lightwell, and prone to damp and to the dust that collects in a basement area. The lightwell itself is usually nobody's clearly, and the checklist says plainly whether it is ours.

Stucco and sash again, and tall. The raised-ground rooms have very large windows and deep reveals, and the glass is the single thing that most changes how a room looks after a visit.

The consistency of the stock is an advantage you can price. Because the layouts repeat, we can be specific about hours and rotation from the survey rather than hedging, which is why a Pimlico quote tends to be tighter than one for a mixed street elsewhere.

Access, parking and keys

Pimlico sits inside the Congestion Charge zone: £18 a day since 2 January 2026, Monday to Friday from 7am to 6pm and noon to 6pm at weekends. It is inside the ULEZ. Both sit inside your monthly figure.

Westminster parking controls run Monday to Saturday, 8:30am to 6:30pm, and the squares are permit bay throughout. The streets are wide by central London standards, which makes a single drop more practical here than in most of our patch.

Where you would prefer us to hold keys, we can. Where a building has a porter, we arrange access through them in advance.
