Where we work on the Hyde Park Estate

Our round covers Connaught Village and the streets around Connaught Square, Hyde Park Square and Gardens, Oxford Square, Cambridge Square and Norfolk Crescent, down to the Bayswater Road frontage and across to the Edgware Road.

Much of this is one estate under single ownership, which has a practical consequence most people never see: the exteriors are maintained to a common standard and a great deal is specified at estate rather than flat level. Where that affects what we may do, we establish it in writing before the first visit.

What makes the estate different to clean

Stucco and sash go together here. The front rooms are tall, the windows are large and single-glazed in a good proportion of the stock, and the sills and reveals carry traffic dirt off the Bayswater Road and the Edgware Road at a rate the back of the house never sees.

The garden squares bring their own problem. Plane trees drop in quantity through the autumn, and in a ground-floor or lower-ground flat facing the square that arrives indoors on shoes and on the air. Entrance matting and the hall floor move up the rotation between September and November.

Estate-managed buildings often have rules about what may be left in a communal area, even briefly. Equipment stays inside the flat, and we confirm the building's position rather than assume it.

Access, parking and keys

The estate sits outside the Congestion Charge zone, which ends at the Edgware Road, and inside the ULEZ. Parking is Westminster controlled, Monday to Saturday, 8:30am to 6:30pm, and the squares are permit-only throughout.

In practice almost every visit here arrives on foot. Connaught Village is a short grid of narrow streets and a van is a liability rather than a help.

Where a block has a porter we arrange access through them in advance. Where you would prefer us to hold keys, we can.
