Across those areas the building types repeat: stucco terraces around garden squares, Victorian and Edwardian mansion flats, whole houses in single occupation on the quieter streets, and a growing number of deep basement conversions beneath all three.

What the borough has in common

Garden squares shape the work more than the postcode does. A flat facing a square takes a different load of leaf and pollen through the year than one on a main road takes of traffic dirt, and the rotation differs accordingly.

Original fabric is the rule rather than the exception. Lime plaster, early glass, stone stairs and unlacquered metal are common, and they are the surfaces that general-purpose products quietly damage. The checklist records the material in each room.

Basement conversions have changed the work here over the last twenty years. A pool, a plant room or a cinema below ground brings humidity, filtration and surfaces that no ordinary domestic round is set up for, and we price those separately rather than folding them into an hourly rate.

Access, parking and keys

The whole borough sits outside the Congestion Charge zone, whose western boundary runs well to the east of it. It is inside the ULEZ, like everywhere in London.

Parking follows the borough's own permit arrangement rather than a zone system, which is simpler than Westminster's and one of the few practical advantages of working this side of the park.

Where a building has a porter we arrange access through them in writing before the first visit. Where you would prefer us to hold keys, we can.
